Breakwater at Pelican Bay is a gated low-rise and detached villa subdivision of Pelican Bay with 216 residences. Breakwater at Pelican Bay offered two floor plans including either 10 ft. ceilings or lofty vaulted ceilings. Living square footage started at about 1,700 square feet of living space and increase to just over 1,800 square feet. The first building was complete in 1996 with the last units finishing completion in 1998. The Breakwater clubhouse was completed in 1999 and has recently been remodeled. There is a community swimming pool, spa, sauna, and fitness room as well. Many of the units offer tranquil lake views while others offer preserve and landscaped views. Breakwater at Pelican Bay is located on the north end of Pelican Bay off North Point Drive which can be accessed from Pelican Bay Boulevard or North Point Drive.

Breakwater at Pelican Bay homeowners are permitted to lease their units out 3 times per year with 30 day minimums and are allowed to keep a "reasonable" number of pets on premise. There are no size or weight limits for pets at this time but owners are required to carry or keep animals leashed while outside of the unit and are liable for all damages and/or injury. Annual renters are also permitted to keep pets but seasonal/short term renters are not allowed.
