In the Naples real estate neighborhoods I follow the upper hand falls clearly on the side of the seller in nearly all Naples luxury real estate segments.
During the 2013 and 2014 season, acceptance of real estate values was evident among the majority of the buyer prospect base I encountered. Recently there has either been a resistance or disappointment coming from buyers during conversations regarding strategy to purchase. This trend is not affecting the production of the market as a whole which may further fuel these emotions.
I predicted we would lose roughly 15-20% of our buyer prospect base last year due to the tightening of our market and/or the increase in value yet sales in the luxury market are still on the rise. The mindset of some of the buyer prospect base I have encountered are once again becoming more open to some of our competing markets either within Naples or outside of Collier County as a whole. Some buyers who are attracted to our location simply can't wrap their mind around increasing values. It is very common for a large portion of our Naples luxury buyers to push up in price to get what they want compare to settle and not get what they want because of budget constraints.
In sectors of the Naples luxury market, properties are difficult to find due to inventory shortages. There has been a great push for more new construction in locations like Port Royal, Aqualane Shores, Park Shore, Moorings, Coquina Sands and Olde Naples. The magnitude of some of these properties surpasses anything that has ever been built speculatively in Naples to date. Pocket listings are becoming a trend as well. While some fabulous Naples homes are on the open market, some of the most magnificent properties are available through private sale. You can contact me direct to find out which of our most magnificent properties can be acquired. Not all new construction offers the same quality and can be readily identified to a trained eye but location and price should not be the only factors you consider to equate quality.
If you are thinking about selling your Naples real estate, selling strategies remain important. You want to call me. I have experience and know how to forecast to get you the best price. Before season last year I saw several instances where (in my opinion) owners sold for less than they should have. You want somebody who best knows how to properly market your Naples home or condo and who can make the process as convenient as possible.
I am seeing lots of new agents entering the market who are not properly prepared to orchestrate a transaction successfully and are not pricing properties as well as they should be. Those mistakes are costing sellers thousands of dollars and market time. I know the market, the people who sell it and buyers who are attracted to properties like yours so contact me direct and let's get started today!
