The Current Naples Florida real estate market

Inquiring minds are continuously asking me what's going on with the current Naples real estate market. I blog about it often but if you're looking for a snapshot, I can tell you in a few words what you probably want to know. Most of the best areas in Naples are pretty much holding their own although there can be some outstanding deals to be had. It seems like everyday I get in MLS, I find properties that seem priced unbelievably low. There are some areas that are doing better than others and those are typically the most sought after locations like Pelican Bay, Park Shore, Moorings, Old Naples, Aqualane Shores and Port Royal. Even though there are some great deals to be had there, you won't find too many foreclosures or short sales in those areas and current activity has proven that it is actually easier to strike a deal with a motivated individual owner who either has the ability to leave money on the table or paid cash and can take the loss.

Quite a few people are coming here from all over the globe thinking they're going to negotiate heavily off list prices in Naples Florida. Buyer's across the globe have been stating well over a year now that everything they're reading or watching on tv points towards catastrophic market conditions. This is incorrect. Folks, please follow your media closely. There are some locations in Naples experiencing big issues regarding market conditions. Those don't include the areas along the beach and some of your nicest golf club locations. In fact, most of those locations are located east of Interstate 75 ( a considerable distance from our Naples beaches). I've added Naples sales in many of our best areas for your researching convenience for this purpose. Market statistics for the state of Florida or for other cities in Florida are not the same for Naples....Fortunately!

The majority of my Naples buyer pool is most interested in purchasing and holding for at least a few years and all of the people in that grouping are buying Naples Florida lifestyle oriented properties. Those people also know Naples Florida well and seem to have a unanimous frame of mind in that they think now is the time to do it. These people have been predominantly in the financial industry, CEO's and very intelligent business owners. Birds of a feather??? It appears to be this way this year. News flash - Signs of market recovery are now evident. There has been a considerable amount of sales primarily in the lower price ranges in Naples and the surrounding areas. Foreclosure and short sale rates are declining, sales are up and contract back outs are down.
