Thanks for visiting my Naples Florida real estate website!  If this is your first visit, I think you'll be surprised and happy about the information you find regarding Naples Florida here.  I know the pink is deceiving but there really is a great deal of content here and it just might be www.ShannonLefevre.com is the only site you'll need when researching Naples Florida real estate. 

There are a few ways I can make it easy for you to share this site with your friends or make it easier for you to find me again:
  • Located at the bottom of every page there are two buttons that are pretty self explanatory. The are:

  • Another easy way for you to find my site again if you originally found me on Google is to go back to your search and click the arrow next to my site:
The example that I used here shows you that my search term to find me was Naples Fl.  By clicking on the up arrow as I've pointed out to you with the red arrow.  Your computer will understand that you want this site to go to the top of the list so whenever you type Naples Fl (or whatever search term you want to use) this site will always be there first for you so you don't have to go digging around for me next time!

A similar question was asked today by a caller from Canada;  :Can I buy anything in Pelican Bay for $200,000"?

The long answer:

NOTHING

The short answer:

NADA

Now I know everybody everywhere has both eyeballs on the news these days especially those outside the US who not only get "our" news but also get "their" news...but here's a timely, up to the second, completely accurate and not even a little bit slanted towards any direction other than the truth.

The lowest priced listing in Pelican Bay Naples Florida right now is in fact $320,000, it's not $200,000 and no they won't take that. Technically that would be 62.5% of the list price.  Wanna know how many people have been able to negotiate that far off a Pelican Bay list price this year?

The long answer: 
NOBODY

The short answer:
0

So who struck the best deal in Pelican Bay this year?  Well, I'll give you a hint...it was the same person who paid 12 million for their property located in The Strand at Bay Colony.  His final negotiation was 73% of list price.

Just in case you wondering...average percentage of sales price in Pelican Bay for 2008 (so far) is 91% (That includes the 12 million dollar deal that went for 73% and also the one that went for 101%)

"Their" news doesn't report that and neither has ours but those are the true and actual numbers as displayed in our local Multiple Listing Service.

For more information regarding Pelican Bay, ask an expert...preferably a local expert and preferably a "Smart Girl" :)
