I was recently involved in a deal that was being offered furnished. Because it was "turnkey furnished" we made sure we listed the 11 items that were to be excluded from the sale so the buyer would have a firm understanding of what conveyed with the property and what didn't.
In hindsight not only should we have provided the exclusions, we should had a full list of inventory as well. Fortunately, I was able to quickly react and deliver a full inventory list complete with pictures to the buyer who was purchasing "site unseen*" including the list of what was being excluded. Ultimately, you ALWAYS want to be crystal clear about the details. It hinders any opportunity for confusion and provides the perfect ingredients to a smooth closing and happy buyer.
Even in smaller properties...those lists can take a TON of time. Don't wait to get the offer or even a signed contract to get that inventory list done. The object of the game is to make sure you (as a seller) is ready to respond to every question and request possible to avoid hesitation on allowing forward motion on a deal. We've all heard the old adage, "he who hesitates, loses". The more reasons you provide the buyer to hesitate the riskier your chances are of getting that deal done. Not so important when the market is hot but something to deeply consider when it isn't.
Anyway, this is just another example of how you can have all your ducks in a row when you're ready to move your property.
By the way, I did complete the most beautiful and detailed inventory list I've ever seen and it was quickly accepted by the buyer. Yae! but next time it will be done long before the paper starts to fly just in case that next buyer is a site unseen buyer too.
* Site unseen buyer is a buyer who purchases a property without physically viewing the property before submitting an offer.
