The other day I gave you a brief synopsis of what's going on in
Pelican Bay Naples Florida based off building design. In this series of posts I'll break down traffic by Pelican Bay Neighborhoods:
Avalon at Pelican Bay
13 Active
18 Sold During Past 12 Months
4 Pending
Average list price to sales price ratio is 89%
At first glance it appears on paper
Avalon at Pelican Bay condos have actually decreased in price when you look at active units compared to closed sales. This assumption is inaccurate. Some units that have sold during the past 12 months were extensively renovated compared to what is currently being offered now. If you are a buyer, don't let the pricing fool you. In my opinion, some of the better
Avalon at Pelican Bay Deals are the lower priced properties not just because of pricing but in some cases they're also in better condition. It will be somewhat easy to determine who is interested in selling their Avalon at Pelican Bay condo and who is testing the waters.
There's less than a 9 month supply of inventory in
Avalon at Pelican Bay at this time so if you are a buyer, talking points like "the Pelican Bay real estate market is in bad shape", is a completely inaccurate statement. A strategy of this nature to procure a property at a much lower price will probably fail. If you're working with a great agent like myself, I can help you with talking points during your negotiation that will be true and compelling. You should call me direct. If you're considering selling your Avalon property and you want to sell this upcoming season or before, pricing is important as well as staging and marketing strategy. If you would like assistance in that arena, I'm available to assist you.
