After being able to report super strides some of the other
Pelican Bay communities have made during the past 12 months...I have to take a tiny step backwards.
Bridge Way Villas has not produced the same results during the past year. Here are the current stats:
Ultimately these statistics surprise me a little because the vitality of
Pelican Bay villas is very strong right now showing a nice under-supply of inventory across the board. Here at Bridge Way...not so great with technically a 3 year supply of inventory. To her credit one just hit the market just over a week ago and it looks like it's priced fairly well compared to her two competitors there. The other silver lining might be the list to sales price ratio is up compared to the rest of the
Pelican Bay community at about 95%. This may be a prime example of how some people are willing to wait for their price and are happy using their
Bridge Way at Pelican Bay unit unit until it sells...
Bridge Way Villa Buyers: While there are no clear, "HOLY COW THAT LOOKS LIKE A DEAL" units on the market right now, you might be surprised at what you can negotiate here. The lack of sales during the past year may be able to help you with your purchasing strategy but you're going to need at least a 5 point purpose for negotiating here. Call me to help you get your best deal.
Bridge Way Villa Sellers: If your unit is updated, PRICE IT AGGRESSIVELY to sell. Open houses and creative marketing will help too. If you are NOT updated, price it even more aggressively. There has not been enough GOOD traffic in your neighborhood to warrant a flood of inventory. If you can hold off until the inventory clears, that may help your bottom line when you do decide to sell.
